video for real estate agentsChange. It happens. If there is one thing I know for sure it’s this: change is inevitable. Some people are scared of change. I love it. I love change in part because of what it creates. Change creates opportunity.

Some people would have you believe change occurs over night. These are probably the ones that came up on the short side of change. They just didn’t see it coming. In actuality, change is always happening. When it comes to change, there are those that spot change, that identify a shift and prepare for it. That’s me.

I spotted a change in my own personal behavior back in 2008. My daughter was 4, she was using video in her class room. When I had ?a need for information I was heading away from the yellow pages and towards the internet. Specifically, YouTube. I saw this change in my own behavior, knew how important it would be and invested my time, money and every resource I had to learn more about it. ?Fast forward to today, I have created over 1000 videos, I get calls and emails from real estate agents, small business owners, title reps and title companies from around the country. I no longer chase real estate agents, now they find me, when they have a need. They find me online. They find me because of my videos.

Of course, I am not the only one that identifies and acts upon change, although we are rare in the real estate space. The real estate industry is notoriously SLOW to adapt to change, but there are real estate agents out there that understand and embrace the power of video. Below are some of them. These are real estate agents from different parts of the country that saw the opportunity as I did and took advantage of it. These are some of the real estate agents that are leveraging video to differentiate themselves, get found online, build or reinforce a brand and get found online. These are some of the real estate agents emerging as real estate video rock stars. Golden Hour In Phoenix

The arms race has begun. When I say “arms race” I am referring to aerial video. I remember when I first saw an aerial video. I KNEW it was a game changer, more for me than most. It meant more for me as I had been using video in my business since 2008, I already had the cameras, lenses, jibs, cranes, software, c-stands, diffusers – you get the idea. I already owned everything that was needed to do real estate video – well.

I say “do real estate video well” specifically aerial real estate video because most people simply suck at it. To some people, aerial real estate video is flying around the outside of a home for 30 seconds to a minute and sometimes even more than that. This is horrible. A waste. To be effective aerial real estate video should be used to show the context or location of a property. Aerial video IS an establishing shot.

But without the rest of the video, aerial real estate video is a waste. The rest of the video is the interior of the home. The aerial video establishes WHERE the property is in relation to other homes, a freeway or other interesting landmark, but aerial video is a waste, an expensive waste, if it is not coupled with other types of media to tell the whole story of the property.

Aerial real estate video is not cheap. I was one of the first in the real estate community to own the DJI Phantom. It cost me $2,200 for my quad – Phantom, FPV, Zenmuse Gimbal and GoPro Hero 3. $2,200! I chalk that up to the cost of early adoption. The first ones in always pay more than the others. That’s fine by me, I am confident I have gotten 10 times what I paid for the Phantom in business.

If $2,200 sounds like a lot to you, relax. Later versions of the Phantom, the “Vision” cost less than half what I paid. I saw one advertised the other day for $999. Even came with its own camera too. $999! Amazing huh. And yet it is soon to be obsolete. Let the arms race begin. Let me explain.

The first camera I owned was in my macbook pro 13″, then I stepped up to the Flip Mino, Flip Mino HD, Kodak Playtouch, Canon T3i, Canon 60D, Canon Mark III and Canon C100. Why did I continue to purchase more expensive cameras? Better cameras? Because I knew it was all about the quality of the video. That was all that mattered. Not what camera was used to achieve it. You will see the same thing happening with aerial real estate video.

The Stack

Remember when you first heard of something called a High Definition Television? If you are like me, it meant nothing to you. I thought, why would I want to pay all that money for an HD TV? I’m perfectly happy with my 250 lb Mitsubishi Big Screen! That was until I saw the picture on an HD TV. My 250lb Mitsubishi behemoth was instantly reduced to a worthless box. How could I possibly go back to standard definition after witnessing high definition?

Same thing is happening with aerial real estate video. My Phantom carries a GoPro 3. It’s a great camera. Awesome actually. For some things. Surfing, water skiing, racing, running, biking, scuba, time lapse, slow motion. Aerial video? Not so much. As awesome as the GoPro is, it has an achilles heel – automatic exposure. There is no zoom, no focus, no white balance, no aperture or ISO control for the GoPro. You get what you get.

The GoPro was great for aerial real estate video for a while. I was in awe of its video quality. But then I saw it. It was the next generation. Not another Phantom. Not even a Vision. It was a hexacopter, then an octocopter. The Phantom and Vision are QUADcopters. 4 propellers. QUAD. The HEXacopter has 6 propellers. The OCTOcopter has 8 propellers. Why would anyone want more propellers? LIFT. The more propellers the higher the payload. Higher payloads mean BIGGER, BETTER, HEAVIER cameras. They are also easier to stabilize, LESS CAMERA SHAKE OR “JELLO”.?BIGGER, BETTER, HEAVIER cameras mean more control. . ?Control over ISO, shutter speed, aperture, white balance and even better – interchangeable lenses. Properly outfitted with gimbal, dual transmitters and FPV these copters cost between $7,000 – $16,000

What does all this mean to the real estate agent? Easy. When the consumer see’s the image quality of BIGGER, BETTER, HEAVIER cameras strapped to a Hexacopter or Octocopter, it will almost instantly reduce the Phantom & Vision to my Mitsubishi Big Screen Standard Definition TV. They will soon be the toys compared to the HEX and OCTOCOPTERS carrying LUMINEX GH3 & GH4, SONY A7, Canon Mark II and III. Could you go back to SD after seeing HD? Neither can your buyers and sellers.

So, I’m at home editing a cinematic HD real estate tour for a client when I get an email forwarded from another client. It’s a video marketing class being taught here in Phoenix, Arizona; of course I have to check it out.

Real estate video marketing is to today what “REO” was in 2007, “Short Sale” was in 2009 and “Green” was a few years ago – EVERYONE wants to talk about real estate video marketing so vendors (title, mortgage, appraiser, home warranty, real estate brokerages) ?want to teach about it. Why? To get in front of you, their target audience.

But there is a problem.

Very few real estate professionals are qualified to teach about real estate video. Why? Because there is no theory in real estate video, you can only teach on something IF you do it and very few real estate professionals do real estate video and even fewer do it well. Combine this with the fact that 80% of what we say is communicated through our body language and you can start to see why you better know your stuff – it’s not hard to pick out the poser in real estate video marketing. Thankfully, this particular class is being taught by someone that knows a thing or two about a thing or two.

The GIMMICK

As I looked over what was going to be covered in the class I saw it, the gimmick. We all have one. For some real estate agents it’s their “21 point marketing system” when in reality, it’s a THREE point marketing system, you may have heard of it, it’s called – M. L. S.

This gimmick was titled “How To Go Viral”.

Now, in this guys defense, maybe he doesn’t know that “going viral” is a gimmick or that it ain’t worth much in real estate marketing, but I do. And now, so shall you.






NO $$ In VIRAL Videos

When you think of viral videos you may think of YouTube sensations like “The Evolution Of Dance” or “The Old Spice Guy” or “Charlie Bit My Finger”. These videos have hundreds of MILLIONS of views on them. You have seen them, you have shared them. They are hysterical. Unlike most viral videos these viral videos actually made $$ for their creators in the form of advertising dollars. The creators made money because YouTube sold advertising space on and next to these viral videos. These are few and far between, the fact is 99.9% of viral videos make no money for their creators.

 

The reason is pretty simple.

Viral videos are a MISTAKE

Viral videos are a mistake. There is no rhyme or reason as to why viral videos occur. There are companies established to analyze what makes us likely to share a video, some promise you can go viral too! Can You? Probably not. Viral videos usually incorporate something shocking or funny or controversial or goofy or unexpected in them, this is what makes them unique, this is what makes them share worthy.

Viral videos are an ACCIDENT

Viral videos are an accident. Think about it. If there was a way to make a video go viral, wouldn’t everyone have one? Wouldn’t President Obama have one? Your PTA? Your kids school? Your church? The bakery down the road? Your daughter? Son? Of course! Yes, if it was that easy, if there was a science to viral videos EVERYONE would have a viral video. Do they? No. Why? Because viral video is an accident.

But why is viral video not worth much in real estate marketing?

Where do you sell real estate? Atlanta? LA? Miami? Minnesota? Phoenix? Question: does it help you if someone looking for a home in Atlanta watches your video if you sell homes in Phoenix? Probably not.

Quality over QUANTITY

I know real estate agents that have 1000 friends on facebook. Sounds impressive huh? Until you realize 950 of them are other real estate agents. Having other real estate agents on your facebook page likely won’t help you. In reality, they are your competitors. I would rather have 50 people on my facebook page that are likely to watch and share my videos than 1000 of them that couldn’t give a damn.

NOT ALL VIEWS ARE CREATED THE SAME

Same thing with real estate video. NOT ALL VIEWS ARE CREATED THE SAME. Again, I would rather have 5 views on a video where those 5 people searched out and cared what I was talking about than 1,000,000 views by consumers that found me by accident. Marketing is all about a TARGET AUDIENCE, viral videos don’t have one

Sure, ?you can make the argument “there is no such thing as bad marketing” and while this may be true, marketing that is not placed in front of your ideal client is a waste. This kind of marketing ain’t worth much in real estate video though as we deal with niches in real estate.

Takeaway

Viral video is an accident. Viral video is a mistake. If you are going to use video in your real estate business, and you certainly should by the way, ?you should be creating video content that consumers not only would search out but also watch. This content should be created for a specific niche, “Val Vista Lakes”, “Buying a home in Phoenix”, “Phoenix homes for sea near Intel” etc. Why you are the best agent in the world is worthless. Why your brokerage is better than another is a waste. ?There are so many benefits to using video in real estate, but that video needs to ultimately be ?of value for the consumer. Anything else is a waste.

Is It Illegal?

“IT’S ILLEGAL! I saw it on the news the other day” Said a real estate agent. She was referring to real estate aerial video. Where did she hear this? From a VERY reliable source – a competing title rep. “What Stephen does is ILLEGAL!” she said. Or so they say. Hey, they’ve said worse, no really – they have. Trust me.

OK, so by now you know me. Stephen Garner AKA MyTitleGuy. The bad guy. The guy that is forcing competing title reps to learn more about technologies that real estate agents actually want – WordPress, Video, Social Media and now – real estate aerial video. Hey more power to you. It’s about time. Where ya been?

I started using video in my business back in 2008, recently I started incorporating real estate aerial video into my clients HD Property Tours. Agents LOVE my videos because unlike most other real estate videos that merely “document” what a house looks like, mine tell a story. When it comes to story telling, adding real estate aerial video can go a long way. Notice I said “CAN” not “DOES”. It really all depends on how it’s used.

That’s IF it’s used. Some people believe it’s illegal. So is it illegal? Does the FAA even have jurisdiction over this matter? Is real estate aerial video something you should add to your marketing arsenal? Watch the short video below where all these questions and more (there really is more) are answered.




As you can see there is a right way and a wrong way to use not just video, but real estate aerial video in your real estate business. At the end of the day it comes down to VALUE. Not for you, but for the CONSUMER. If real estate aerial video helps the consumer get smarter, if it helps them gather information about a property or area – then use it. But if it is not part of the story or doesn’t convey value, don’t use it. Trust me, the attention span of the consumer is small – you can’t afford to have even one second of dull space in your video as they will go “back” on their browser and watch another agents video.

I see real estate aerial video becoming a commodity very soon, as I believe everyone and their mother will have a UAV, or Quadcopter (notice I don’t say {cue scary music} DRONE) Because commodities are almost invisible you will need to find a way to have your marketing really POP. As luck would have it – I’ve been doing that since 2008 :-)

Did you hear that cheer? That was real estate agents across the country going craaaaaaaaazy over the United States Postal Service’s EDDM program. What’s EDDM? ?Great question. EDDM stands for Every Door Direct Mail. EDDM is a great program for reaching a large percentage of people for a small percentage of the “normal” cost of using direct mail marketing.

Life Before EDDM

Before EDDM the option to use direct mail in your real estate business was an expensive one. The cost to mail a postcard was .33 (it’s now gone up AGAIN to .34). Do the math on that. You take a new listing in a master planned community. You want to let all the residents know the property is for sale AND of course show your seller you are working for them and get leads – of course. Before the EDDM program, mailing to a master planned community of, lets say, 1000 homes would cost you $340.00. Through the EDDM program you can reach the same 1000 homes (and likely a lot more) for approximately $200.00 – or LESS.

Now, not all mail is created the same. I’m sure you have noticed how you treat direct mail. You may not even look at it – instead electing to chuck it straight into the garbage or recycle bin. I have clients who’s bread and butter was direct mail. Back in the day, 2007 and before, they would send 5000 pieces (or more) every single month. One of my clients told me he knew for every 1000 postcards he mailed, he would get 2 listings. Fast forward to today and the increase in postage (and shift in consumer behavior towards the intenet) has made it cost prohibitive to mail that amount of pieces.

Direct Mail Still Relevant

Regardless, direct mail STILL plays a vital part in real estate marketing IF it is used correctly. By “used correctly” I am talking about the most important aspect of any marketing program – the message. In the short video below I explain what the EDDM program is, how to register for it, selection of your carrier routes, cost, facing slips, bundling, post office drop off and most importantly – the message.




 

So now that you know how to use EDDM, you want to use it to share messages that consumers actually care about. Not why you are the best real estate agent in the worrrrrrrrrld but instead, market updates, homes for sale, local business spotlight, lifestyle, testimonials, home values and more. The rate of return of direct mail marketing is traditionally low, but the rate of return does increase many times over if you are using direct mail to market to a “list”, that list being people who already know you and/or your product.

For EVERY Listing?

I got a call the other day from a real estate agent in Florida. His question: should I bother making real estate videos for my lower end listings?

I used to get questions from real estate agents like “should I use video?”, I don’t get those so much anymore which tells me the real estate community is FINALLY catching on regarding video and how important it is for any business but especially real estate.

What I told him and what I will tell you is YES! You should make a video for every one of your listings.

I’m not sure where it came from but for some reason there is this notion that video is only for LUXURY properties. I’ve shot my share of luxury properties, from Scottsdale to Paradise Valley, Cave Creek to Chandler. If I helped to further that myth, I apologize, but nothing could be further from the truth. Video should be used on ALL of your real estate listings. ?

It used to be good enough to just “do” video. Those days are over. Now your videos need to have some VALUE for the consumer. What a property looks like, what a property FEELS like, the floor plan are all of value- to the consumer.

 

If I was a real estate agent I would make a video for EVERY listing, regardless of price. And here’s why…

9 Reasons Why Real Estate Agents Should Make A Video For EVERY Listing

  1. IMAGINE THAT. Regardless of the price range, the video will help a buyer mentally move into the property which will increase the likelihood of a showing and ultimately a sale
  2. INCREASED VISIBILITY. The video will increase the likelihood of not just the home but MYSELF of getting found online. Video is 57 times more likely to appear on page 1 of Google compared to text alone
  3. COMPETITION. Video will help me compete with 3rd party aggregators like Z.T.R. Ya know, those HUGE websites that steal your traffic and your leads? Well they don’t really have an answer for video. Not good video anyway. (those templates with the same old distant voice ain’t cutting it)
  4. STAND OUT. Video will differentiate me from my competition. Let the other guys do their standard postcards and flyers, sports schedules and door hangers – while I may do them as well, they will all point the consumer to the video on my website!
  5. PERSONABLE. Video will help me appear as more of a PERSON instead of a SALES PERSON. People do business with people they LIKE and TRUST and that is what video can do because the consumer can SEE my body language. They can SEE that I know your stuff. That I are passionate about the home and my business.
  6. BRANDING. Video helps me build my personal brand.
  7. SPEED. Because video is FAST, I can convey more information in a shorter period of time, keeping the consumer engaged
  8. WEBSITE TRAFFIC. Video will rank my website faster. Google LOVES video. The more videos I have in my website the more traffic Google can send to them.
  9. EMOTIONS. Video uses more of our emotions. Emotions are imperative in any sales process. Haven’t you noticed all these retailers trying to appeal to us through our desire to be someone else? Like someone else?

And all of these reasons have absolutely nothing to do with price. Take a look at the videos below. One is for a multi million dollar property in N Scottsdale and the other is for a home below $190,000 in Gilbert

Be The Community Expert

Consider this. You are in the market for a new home. Like over 90% of consumers you start your search online.

You quickly realize – you will need some help. You have narrowed down your search to subdivisions or communities that are in your child’s school district and in close proximity to your job. You are not familiar with all the neighborhoods at this point so working with a real estate agent or REALTOR? makes perfect sense.

Given the scenario above, would you prefer to work with a real estate agent that works the general area you want to buy in (Chandler, Gilbert, Mesa, Tempe) ?or an agent that works the subdivision you want to buy in (Val Vista Lakes, Ocotillo, Clemente Ranch, Dc Ranch)?

If you are like me, you would select the agent that knows the most about the subdivisions you are interested in. Builders, market trends, things to do, floor plans, lot sizes, lifestyle, etc. But how do you find someone like that? Even better – how can you, the real estate agent, be seen as the expert? How can you have buyers coming to you? Asking for your help?

The answer – Community Videos.

She Found It

The house I live in now – my wife found it. We lived in an adjacent community, but she (the wife) always, unbenounced to me, wanted to live in the gated community we now call home. It was on the way to the grocery store. A store she visited at least 2 times per week. On her way to the store, if the gate was open in the community we now live in, she would drive in. She did this over and over again until one day she drove through, found an exclusive listing, ran home, told me to “get in the car” and here we are 8 years later.

Google Is Your Friend

Today, consumers don’t need to drive a subdivision. They can simply Google it. (Fellas, ask your wife what community she wants to live in next – I bet she knows) And this is a great way for you to get found online. While Zillow, Trulia and Realtor dot com are sure to take up the 1st page of Google for homes for sale, there is a way you can leapfrog them and get the attention of consumers most interested in the communities you market – with a community video. Below are 2 community videos, ?one by Amy Jones and the other by Becky Kolb of RE/MAX Infinity. Both are for the master planned, active adult community of Sun lakes in Sun Lakes Arizona.

Personal Branding

Community videos are what I call “stealth marketing”. Community videos are excellent for tying your personal brand to the community. If done correctly, the residents of the community will identify with the video and share it with their friends and family, further extending the reach and personal brand of the real estate agent. From the videos above you can certainly tell that both Amy and Becky know this community like the back of their hand. ?Note: YOU MUST BE IN THE VIDEO! Video is very powerful for building trust. Some Suggestions

The best community videos will be an advertisement for the community, not the real estate agent. They will also be professional. By “professional” I mean, not a shaky video of a real estate agent holding their iPhone or iPad as they drive a community. Some great options include story board, like the 2 videos above, or voiceover narration. NAR reports 73% of sellers would list with a real estate agent that would use video to market their property. copyright infringementImagine. You’re at work. Or at home. Maybe watching TV or on the phone. When it happens. You open up a letter that looks “official”. It’s a demand letter. From an attorney. And he wants $10,000.

TEN THOUSAND DOLLARS? FOR WHUT!? You scream sarcastically out loud. Copyright Infringement.

The letter reads:

 

John Doe
1212 E Oh SNAP! Lane
Phoenix, Arizona

Dear Mr. Doe:

This law firm represents [BIG Daddy]. If you are represented by legal counsel, please direct this letter to your attorney immediately and have your attorney notify us of such representation.

We are writing to notify you that your unlawful copying of [BIG Daddy’s work] infringes upon our client’s exclusive copyrights. Accordingly, you are hereby directed to

CEASE AND DESIST ALL COPYRIGHT INFRINGEMENT.

[BIG Daddy] is the owner of a copyright in various aspects of [BIG Daddy’s work]. Under United States copyright law, [BIG Daddy’]’s copyrights have been in effect since the date that [article/image/video] was created. All copyrightable aspects of [BIG Daddy] are copyrighted under United States copyright law.

It has come to our attention that you have been copying [BIG Daddy’s COPYRIGHTED WORK]. We have copies of your unlawful copies to preserve as evidence. Your actions constitute copyright infringement in violation of United States copyright laws. Under 17 U.S.C. 504, the consequences of copyright infringement include statutory damages of between $750 and $30,000 per work, at the discretion of the court, and damages of up to $150,000 per work for willful infringement. If you continue to engage in copyright infringement after receiving this letter, your actions will be evidence of “willful infringement.”

We demand that you immediately (A) cease and desist your unlawful copying of [BIG Daddy’s COPYRIGHTED WORK] and (B) provide us with prompt written assurance within ten (10) days that you will cease and desist from further infringement of [BIG Daddy’s]’s copyrighted works.

 

And then you remember it. That article you copied from someone else’s website and put on your real estate website. That’s what they are coming after me for? That’s what they want $10,000 for?

HOW EASY IT REALLY IS To GET CAUGHT




The Value Of Real Estate Content

As real estate agents enter the online marketing realm they quickly learn the value of content. Content is blog posts, images, articles, videos, whiteboards, podcasts etc. Content is what consumers are looking for when they ask a search engine like Google, Yahoo, Bing, YouTube a question. Content is KING. While creating your own content is important, even imperative to getting found online and generating leads, taking someone else’s content can get you in real trouble. Financial trouble. Legal trouble.

If you have been to my real estate marketing classes you know I talk a lot about content. Content is the foundation of any marketing plan, whether it be blog posts or images or video. Without content, what do you have? Nothing. Nothing to write or make videos about. It’s in these classes that I say “DON’T EVER TAKE ANYONE ELSE’S ARTICLE AND PASTE IT ON YOUR WEBSITE”. “DON’T EVER TAKE IMAGES FROM THE INTERNET – GOOGLE IMAGES, etc – WITHOUT THE OWNERS PERMISSION”. To do so could open you up to Copyright Infringement.

It’s Still Protected

Many real estate agents think copyrighted material will appear with ? but I’ve learned that is not required to be present to indicate copyrighted material. Even if an article, document or image does not have a copyright notice, it is still protected by copyright law. Many companies and content creators – media companies, marketing companies – take this EXPREMELY SERIOUSLY. So DON’T EVER take an article or image from the internet that YOU DID NOT CREATE. THIS INCLUDES ANY CONTENT YOU MAY HAVE HIRED OTHERS TO CREATE. If it’s on your website, you are the one in trouble, regardless of WHO created it. If you are working with a content creator, you would be well served to paste the article into Google to see if it is original or of it was copied illegally. You should be checking this routinely if you are paying for “original content” – you may be surprised what you find.

Repurposing

Now, in my real estate marketing classes I also talk a lot about “repurposing”. I say “you don’t need to reinvent the wheel, you can use someone else’s article and “repurpose it”. By “repurpose” I don’t mean copy. I mean take change the angle, expand on the original idea, speak to a different audience. You should read the original, note the parts you agree with and the parts you don’t and write about them. Take a position for or against if you like. It’s hard to create content. It can be downright painful to continuously create new ideas, new articles, new videos – but repurposing makes it easier. JUST DON’T COPY THE PERSONS ARTICLE or IMAGES

Media companies repurpose all the time. You may have noticed after Dateline runs a story, 20/20 is not far behind or vice versa. One magazine runs a story and shortly after is another magazine with a similar article. You can get ideas from someone else’s article, you can take a position for or against it. You can elaborate on it. You can change the audience. But don’t ever take it from the internet and paste it on your website. Or you could be the next agent to receive the nastygram above.

Choose Wisely

Choice. It’s a beautiful thing. No one likes to be “forced” to do anything right? I know I don’t. The thought of not having a choice reminds me of being a child. “Stephen… you will be home by 9:00!”?Life simply isn’t much fun without choice.

Everywhere we go we have it – choice. We can choose to have Pepsi, Coke, water at our favorite restaurant. We can choose who we go to that restaurant with, again – no one likes to be told what to do.

Having no choice simply sucks. We hate not having choice so much, our own government frowns upon it – choice. There are no monopolies. No one company can control any market.

No Choice in Title Company

We have choice everywhere. Well, we do now anyway. But that wasn’t the way it was last week and years prior. If you are a HUD real estate agent or represented a HUD buyer you know that. You had no choice. It was made for you. You HAD TO USE ONE SPECIFIC TITLE COMPANY when buying or selling a HUD property.

Didn’t like the company location? TOUGH. Don’t like your escrow officer? TOUGH. Don’t like the company? TOUGH. You had no CHOICE. It wasn’t like anything else, you couldn’t vote with your feet and leave. (Even though you probably wanted to)

Buyers Select

Well, now you have it – CHOICE. And it’s a beautiful thing. You can now CHOOSE your own title company when buying or selling HUD properties. (ouch my ears – that was loud!)

Termed “Buyers Select” it means all buyers whose contracts are executed on or after Nov 17, 2013 in the State of Arizona will be required to select their own title company. Previously HUD dictated the title company to be used to close a HUD transaction. Effective 11/17/2013 the selling agent will now be required to complete an addendum providing the name and contact information of the buyer’s selected title company. This addendum must be submitted with the contract package at the time of bid acceptance.

Previously, escrow fees were paid by HUD, effective 11/17/2013 these fees will now be the responsibility of the buyer on any HUD transaction. HUD will pay a portion of the closing fees, if the buyers agent includes closing costs on line 5 at the time of the bid – HUD will either pay closing costs or HOA – buyers choice

Buyer Chooses Title Company

So, you now have a choice. And it’s a beautiful thing. Buyers agents, you are now required to deliver the earnest money check to the listing agent within 48 hours of bid acceptance. The listing agent will then next day the contract to BLB Resources in Irvine, California.

Sell More Get More

HUD agents – your ability to receive MORE HUD properties is dependent on you selling the current HUD properties you have. So, the faster you sell them, the more you get. Which means, marketing. All agents at all levels need marketing and this is where I can help. And it should be

Video Changed My Business

I’ve been using video in my real estate business since 2008. To say it has changed my title business would be an understatement. I went from no distinguishable difference between me and the other 600+ title reps in the valley, to a clear value proposition – real estate video.

I started teaching video marketing classes around the valley. I called it the “How To Use Video In Real Estate” series. It was so effective, many of the people you will find teaching video classes around Phoenix for other title companies, either attended my classes or were directly trained by me. (that’s another story altogether)

Benefits Of Video In Real Estate

If you’ve attended any of my video marketing classes you know, video is BY FAR the most effective medium. Video makes us smarter, it builds trust and rapport, it’s emotional, believable, it’s Purple Cow, it gets FOUND online, and video is FAST.

While video is important for all industries, it is imperative in the real estate industry. Why? Because consumers are VISUAL and real estate is EMOTIONAL – consumers don’t just want to see videos of homes they are interested in – they are DEMANDING IT. I say, Adapt or Die – and I mean it. Those real estate agents not using video in their real estate business run the risk of being irrelevant.

They Don’t Get It

No now that you know how important video is in the real estate space, know this – not all video is created the same. In fact, I am seeing evidence that some companies, simply don’t get it. They have the best intentions, they want to help their real estate agents embrace video, but by doing so – they are actually taking 2 steps backwards.

In my video classes, on this website and in my real estate video marketing course I clearly state “video is the NEEDLE”, it is the delivery method. It’s not necessarily the NEEDLE that matters, but what is IN THE NEEDLE. In other words, it’s not video that is important but the message that video delivers. You can have the most amazing equipment, state of the art cameras, microphones, editing softwares etc and still make a video that SUCKS.

Template Videos?

Earlier today I had a client send me a video offering. It was template videos, scripts included, where the real estate agent could simply read along (using a smart phone), send their recording off and within a few days, be delivered a video that explains the buying or selling process, investing, market trends etc.

Great huh?

Nope. Why? Because it’s about the MESSAGE not the MEDIUM. This company has the best intentions but all these agents will be using the same videos, the same scripts (unique only by their voice) – the same message. What’s unique about that? What’s valuable about that? What’s Purple Cow about that? These videos likely won’t even be indexed by search engines like Google – because they are ALL the same. The opportunity to use video to get found online is now gone as well. If I was a real estate agent, you couldn’t PAY me enough to use the same videos as everyone else. I would make my own. Unique to me. My client. My message.

If I know real estate agents, they will be sending these canned, vanilla, bland template videos to EVERYONE they know on EVERY NETWORK they can – Facebook, Twitter, Pinterest, Instagram, StumbleUpon etc – and reduce them to SPAM.

Commodity

My friends, doing the same thing as everyone else will only serve to lump you in with everyone else. In this business you NEED to be unique. You NEED to be different. You NEED to stand out. Most consumers see a real estate agent as a commodity – a means to an end, doing things the same way as other agents will only reinforce this belief.

So what should you do?

Make a list of the top 10 questions buyers, sellers and investors ask you and make videos about them. Question and answer format. Then take the top 5 misconceptions consumers have about real estate agents, the real estate market etc and make videos about them. You can use your smart phone or your webcam BUT YOU SHOULD BE IN THE VIDEO!!!!! You are losing a valuable opportunity to help consumers like and trust you if they can’t SEE YOU.
